The berths are permanent, attached to the harbour's waterfront residences or held as individually titled moorings, and they appear from time to time on berth brokerage sites rather than being available for casual rental. There is no published rate card, no marina office open to the public and no transient dockage; arrangements are private between owners. Security is the facility's defining service, with 24-hour controlled access and active surveillance reflecting the value of the boats and homes inside. Deep-water canal frontage means berths take decent-sized motor cruisers, and power and water connections are arranged privately at individual pontoons rather than through a central marina utility system. Everything a commercial marina would supply must be sourced nearby: fuel is available at marinas on the Broadwater to the north, and haul-out, hardstand and mechanical work are handled by the Gold Coast's large service yards, including the Spit precinct at Southport and the Coomera River complexes. A public boat ramp on the Isle of Capri gives trailer access to the same stretch of river for day users. The harbour opens onto the Nerang River on the western side of the Isle of Capri, and the run to the Broadwater is a scenic fifteen to twenty minutes past Cronin Island, Chevron Island and the Surfers Paradise skyline. Skippers need to know the bridges. Heading downstream toward the Broadwater, vessels pass under the new Isle of Capri Bridge, rebuilt with a navigational clearance of 4.5 metres, fine for runabouts and most flybridge boats but a stopper for sailing yachts; further north the Sundale Bridge on the Gold Coast Highway is the next air-draft constraint, and its low clearance is precisely why the Nerang River is motorboat territory and masted yachts keep to the Broadwater. Speed limits tighten things further: six knots applies across much of the river, in the canals and around the island groups, and the water-ski zone between the Isle of Capri and Bundall Road bridges is the only stretch where boats open up. Tidal range is modest and currents in the canals are gentle, though the river runs hard after heavy rain when the Hinze Dam spills. Day trips from the harbour are easy: north to the Broadwater anchorages and Tipplers, or south under the low bridges by small boat to Pacific Fair's walk-on pontoons for a lunch-and-shop run. Budds Beach and the Marriott boardwalk make pleasant riverside stops. Ashore, the Isle of Capri has its own cafes and boutiques, and Broadbeach's restaurant precinct is just across the water. The river holds bream, whiting, flathead and, in summer, mangrove jack around the bridge rock walls, so many residents fish their own pontoons at dusk. The practical rule of the estate is simple: this is private water, and visitors arrive by invitation rather than by chart.
