Dockside Marina floats on the Brisbane River at 44 Ferry Street, Kangaroo Point, closer to the Brisbane CBD than any other marina on the river and just downstream of the Story Bridge. It is a modest facility by berth count, around 80 floating pens taking vessels from 10 to 40 metres, but its position makes it singular: from the dock it is a short walk or a free City Hopper ferry ride across the river to the city centre, with the Kangaroo Point cliffs, the Riverwalk and the Howard Smith Wharves dining precinct all within easy reach. The marina has quietly become one of Brisbane's more interesting housing stories. Manager Ken Allsop estimates about a third of the boats tied up here are now lived in full-time, as the city's housing costs push residents from apartments into cabins, and the marina has adapted to that community rather than resisting it, with liveaboard arrangements openly available. The result is a dock culture unlike anywhere else in Queensland: commuters who walk to office jobs from their boats, retired cruisers wintering in the city, and weekend boaties rubbing shoulders on the same arms. The floating pontoons ride a tidal river in constant motion from CityCat wakes, which regulars treat as part of the bargain. Established as a small private marina and upgraded over the years with security-gated gangways and a modern amenities block, Dockside trades on convenience rather than resort gloss, and its berths, including jetski pens, are also sold as freehold-style investments from time to time.

Berthing & shoreside services

Berthing runs from 10 to 40 metres on floating pontoons with shore power and water at the berth, offered on casual, short-term and long-term arrangements through the marina office, which is reachable by phone and handles bookings directly. Liveaboard occupancy is accepted and clearly a large part of the business; residents' monthly fees bundle the basics such as power and water, and the marina's bathrooms, showers and coin laundry are built to serve full-time use, not just weekend visits. Security is handled with gated gangway access onto the docks, and the compact footprint means everything is within a short walk of every pen. There is no fuel berth, pump-out station, travel lift or hardstand on site; fuel and slipway work head downstream to the boat harbours at Manly or the river's remaining marine businesses, and Dockside makes no pretence of being a service yard. What it does offer is urban infrastructure: the modern amenities block, the laundry, rubbish disposal, and immediate access to the Kangaroo Point parklands, riverside dining and the ferry network. Jetski berths are a niche line, advertised from around $250 a month as a trailer-free way to keep a ski on the river, and full-size berths are occasionally marketed for sale as waterfront investments with rental return potential. Reviews consistently single out the hands-on management style, the cleanliness of the facilities and the ease of the booking process, which matters in a marina where a third of the fleet is someone's home. Power is standard single-phase at the pens; large vessels on the 40-metre berths should confirm supply needs when booking.

Approaching Dockside is simply a matter of steaming up the Brisbane River: there are no bars, no locks and no bridges with air-draft limits until well upstream, and the river is dredged and commercially marked all the way from Moreton Bay. CityCats, City Hoppers and cross-river ferries work this reach constantly, so keep a proper lookout and expect wash; at the dock itself the ferry wake rolls through at intervals, and regulars rig extra fenders and leave a little slack. Tidal range runs to around two metres on springs and the river current is noticeable on the ebb, particularly after rain when freshwater turns the reach brown and pushes debris downstream. The marina's position is the whole point: the Story Bridge is a short walk north, the free City Hopper from the nearby Thornton Street or Holman Street terminals lands you at Eagle Street in minutes, and the Howard Smith Wharves bars and restaurants sit directly under the bridge. South Bank and the Gabba are both walkable. For boat work, the nearest slipways and yards are downriver toward the bay, and most residents run down to Manly Boat Harbour for haul-outs and fuel. Provisioning is trivially easy with supermarkets in the CBD and weekend markets along the river. The liveaboard community gives the docks an unusually neighbourly feel for an inner-city facility, with the trade-off that cabins are small, headroom is low and river living demands constant maintenance. The jacarandas along the Kangaroo Point reach flower in October and November, and locals rate an evening walk along the Riverwalk at sunset as one of the best free shows in Brisbane.
