Ascot Waters Marina occupies a man-made cove on the Swan River at Ascot, roughly 7 kilometres east of the Perth CBD, and is the only marina on the river's upper metropolitan reaches. The cove and its surrounding streetscapes were created in the late 1990s when the former Ascot Fields clay pits and tip site were redeveloped into a waterways estate, a project that went through a full public environmental review in 1995 before the internal waterway was connected to the river. Today the marina sits inside a quiet residential precinct of apartments and parkland maintained by the City of Belmont, with Blackburne's Marina East buildings fronting the boardwalk and boat pens advertised beneath them. Because the basin is set well off the main channel, pens are protected from boat wash and the worst of the weather, and the water is calm enough that pelicans, black swans and ibis work the edges while dolphins regularly push into the marina to feed. The clientele is overwhelmingly local: trailer-sized cruisers, runabouts and small yachts owned by residents of Ascot, Belmont and the eastern suburbs, many of whom walk from their apartments to their boats. A Len Zuks sculpture, Bellarina xxvii, has watched over the boardwalk since 1992, and Kuljak (Black Swan) Island and its freshwater lake lie within an easy stroll. It is a small, private, leasehold operation rather than a destination marina with transient trade, and that intimacy is its defining trait: owners know their neighbours, and the rhythm of the place follows the quiet routines of the estate around it.

Berthing & shoreside services

Ascot Waters Marina leases fully serviced floating pens for vessels under 12 metres overall, measured tip-to-tip including accessories, with pens offered in 8, 10 and 12 metre sizes. Every boat space has its own finger jetty, fresh water connection and a 15-amp, 240-volt power outlet, and the floating jetty system is lit and accessed through an electronic security gate backed by CCTV coverage. A sullage (sewage waste) disposal facility is provided on site for penned vessels, which is a genuine point of difference on the upper Swan where pump-out points are scarce. Lease holders get on-site car parking and courtesy trolleys for moving gear between car and pen, and a handful of smaller day-use visitor berths can be arranged by prior booking through the marina office, contactable at ascot@boatwa.com.au. Pens are periodically advertised through local real estate listings, with asking rates around $4,840 per annum including GST for a standard pen. There is no fuel berth, slipway, hardstand, chandlery or repair trade on site; the marina was never designed for boat servicing, and the original environmental approval for the waterway explicitly excluded boat storage yards and slipways, capping vessel draft at about 1.5 metres in the internal waterway. Owners therefore trailer or cruise downstream to the club facilities at Crawley and Claremont, or to Fremantle, for lift-outs, mechanical work and bunkering. What the marina does provide is secure, serviced, walk-on walk-off berthing in genuinely sheltered water, which suits its resident fleet of sub-12-metre craft and keeps maintenance demands on the operator deliberately modest.

Skippers approaching from downstream simply follow the Swan River's marked main channel past Maylands Peninsula; the marina entrance lies about 650 metres from Ascot Racecourse on the north bank, just inside the Ascot Waters estate. Depths on the upper river are modest and the internal waterway was designed for craft drawing no more than about 1.5 metres, so deeper yachts belong further downstream. From the pen, the whole upper Swan opens up: a run downstream passes Burswood and the stadium precinct into Perth Water, while heading upstream under the Garratt Road, Redcliffe and Tonkin Highway bridges leads to Guildford and the Swan Valley, where several wineries have jetties or tie-up points popular for lunch runs. Dolphins are regular visitors inside the basin and the foreshore paths link into a sealed cycle network, so a crew can pedal to the CBD in about half an hour. Perth Airport is barely 5 kilometres away by road, which makes the pens handy for fly-in owners. Provisioning is suburban rather than marine: Belmont Forum and the Maylands shops are a short drive, and the nearest chandlery and marine trades cluster around Fremantle and Wangara rather than Ascot. Summer afternoons bring the south-westerly sea breeze up the river, so morning departures are usually the smoothest; after strong winter fronts the upper river can carry debris and discoloured freshwater runoff well past Ascot, something regulars watch for after heavy rain. Local rule-of-thumb is to book the handful of visitor berths well ahead during race season and summer holidays, because casual space is limited and the pens themselves are almost always fully leased.
